Zoning & Building Regulations

The village of Leland is zoned and divided into the following zoning districts:

It is important to contact our Public Works Director, Jed Clason, before beginning ANY building project for zoning designation, lot size, setbacks, permitted uses, etc.  Permits are required BEFORE construction begins.

In order to comply with the Village ordinances, no building or structure on your property may be erected, reconstructed, altered, enlarged, or moved until a zoning compliance permit application has been received, with payment, and approved by the Village.  This also includes fences, pools (inground and above ground), and patios of any kind.

Garages, sheds and other accessory structures must have exterior design and exterior materials similar to, or compatible with, the primary residence.  Garage dimensions (total square footage) within village limits shall not exceed 10% of the total square footage of the lot after deducting the square footage of the primary residence.

Fences are limited to wood, chain link, wrought iron, decorative stone or appropriate compatible manufactured PVC fencing.  No barbed wire or electric fences are permitted within the village limits.

A Zoning Board of Appeals is in place to hear appeals, requests for variances, conditional use permits, and zoning amendments.  

The Zoning Board of Appeals schedule meetings whenever zoning requests are made.
